GuocLand will be launching Sims Urban Oasis, the newest kid on the block, only in early 2015. This 1,024-unit new condo launch is located at Sims Drive, a quiet and serene enclave off Aljunied Road. The developer had already started to garner interest in Sims Urban Oasis and its superbly good-sized plot and location.
Sims Urban Oasis is a 99-year leasehold project and it is one of the very unique and few condo projects in Singapore to have a childcare centre within its compound. The other new condo project to house a kindergarten cum childcare centre is the Sophia Hills condo located in Mount Sophia, a prime District 9 development.
GuocoLand (Singapore) has mentioned that prices will be tagged appropriately after a detailed study of the market and take into consideration all factors including the interest that the market has in Sims Urban Oasis.
The childcare centre will house 30 to 50 children in its 300 sqm building. This centre will be opened for public intake of students but non-residents will not be able to gain access into the grounds of the condo.
Sims Urban Oasis will be a product suitable will cut across a diverse group of buyers ranging from small family households, young couples and single professionals to multi-generational families.

Prices for Sims Urban Oasis will be competitive in relation to TRE Residences, a recent new launch condo of 250 units which is situated next to Aljunied MRT Station. TRE Residences is developed by MCC Land-led consortium. Prices there were priced at an average of S1,416 psf for about 20 per cent of the units.
According to R’ST Research director Ong Kah Seng, he feels that Sims Urban Oasis will be priced at about $1,350 to $1,400 psf based on the land price that it was bought for.
Rental in District 14 is still pretty positive. Rents are averaging at $3.40 psf per month in the 3rd quarter of 2014.
Sims Urban Oasis has a huge land size which should work to its advantage. The 2.4 hectare development has a diverse range of facilities including a sky park. The sky park gives the residents a ring-side view of the colourful kaleidoscope of fireworks displays when they are shot at the Marina Bay and the Singapore Sports Hub.
Sims Urban Oasis is situated just a few minutes’ stroll from the Aljunied MRT station and this is just an MRT station from the Paya Lebar Commercial Hub where 500,000 sqm of space is dedicated to retail, commercial and hotel activities. With it brings jobs closer to the people. Residents can look forward to living, working and playing in a particular locale without having to commute long distances everyday.
Another of GuocoLand’s prestigious project of 181 luxury units, Clermont Residence, located at Tanjong Pagar has already sold 15 units at above $3,000 psf in its residential component of its first mixed-use project in our country. This was launched in late 2013, a few months ensuing the implementation of the TDSR (total debt servicing ratio) lending curb. The cooling measures definitely had made an impact to the property market for sure. GuocoLand will review their plans for Clermont and respond accordingly to market conditions along the way.
The commercial component of this development will be known as Guoco Tower. Completion is expected in 2016.
