Singapore Johore Express First Try at Residential
After nearly two decades, the Singapore Johore Express Factory at Kampong Bugis since 1978 is finally due for its redevelopment. Mr Lee Kin Hong, managing director of Singapore Johor Express (SJE) revealed plans to tear down his family factory by the end of this year.
In its place would be a 30-storey Residential cum Commercial mixed development called Kallang Riverside. The new 212-unit condo at Kampong Bugis aims to provide residents with an open concept by utilizing organic architecture in their concept and building design. The idea is to merge the development with the surrounding garden.
The building will host seven retail shops on its ground floor while the rest of the 29 storeys would be residential. Additional plans to build an infinity pool with a cantilever design on the 24th floor is included on its drawing board. From the Kallang Riverside mixed development, one will be able to enjoy the multi-million scenic view which would encompass Singapore’s majestic Marina Bay Sands skyline as well as the new Sports Hub.
The good news for prospective owners is that the units are expected to hit the market for $1,900 to $2,350 per sq ft (psf). Due to the recent property cooling measures, Mr Lee of Singapore Johore Express voiced his constrain on the low property prices which he would otherwise have priced at about $3,000 psf.
After SJE relocated its iconic bus maintenance depot to Sin Ming in the 1980s, the vacant factory which used to provide its services for Singapore Johor Express Buses near Ban San Street in Bugis was leased out for rent. The tenants consists of those from the print, glassmaker and textile industry, including boilermakers too.
In the early 1990s, SJE had plans to refurbish and expand the factory. An unprecedented reform on Kampong Bugis to rezone the district from industrial to residential land was under consideration by the government land planners in 1994. As such, initial development ideas on Kampong Bugis had to be constantly relooked in order to be in sync with the plans of various government agencies.
SJE’s maiden residential project was finally approved in principle last year before the Urban Redevelopment Authority’s draft masterplan was released. Bounded by Kallang Road and Crawford Street, Kampong Bugis is now designated as a residential and lifestyle district.
This superb location is fronting the Kallang Basin which gives it full views of the beautiful Gardens By The Bay (Bay East, Bay South and the upcoming Bay Central), the iconic Sports Hub and also the Singapore Flyer. In addition to this panoramic view, the Kallang Riverside mixed development is also situated in close proximity to 3 MRT stations namely the Lavender MRT, Kallang MRT and Stadium MRT.
Aside from the Kallang Riverside mixed development, freehold properties such as Riverside Melodies at St Michael’s Road is currently being managed by SJE firm’s sister company, Melodies. Melodies also developed the 72-unit Cassia View at Guillemard Road in 1998.
Kallang Riverside mixed development is expected to be completed in 2019. The launch is said to begin later this month, but the date has not been fixed.
