Sophia Hills @ Mount Sophia: Old School History

Did you know that The Methodist Girls’ School (MGS) was founded by Sophia Blackmore, an Australian missionary in 1887. In 1928, MGS shifted to 11 Mount Sophia from its Short Street premises due to lack of space. In 1936, Minister Mentor Lee Kuan Yew’s late wife Madam Kwa Geok Choo graduated from MGS. The school was given a new name, Mount Sophia Girls’ School during the Japanese Occupation between 1942 – 1945. Everything was taught in Japanese during that period in time and the number of students enrolled dropped to only 15 pupils and 7 staff in 1944.

The school later reverted back to the former name, MGS after the surrender of the Japanese. MGS took a complete transformation from one that is lack of funds, books and equipment to one that is academically renowned. MGS became an independent school in 1989 and in 1992, it shifted to Blackmore Drive.

Sold on 12 September 2013 for $442.3 million to the highest bidder, Hoi Hup. At this bid, Hoi Hup outbid the rest of eight bidders. The site area is 23,770.5 sqm and the maximum Gross Floor Area (GFA) is 35,528 sqm. This Mount Sophia site costs $1,157 psf per ppr. The bid price was followed by a close second submitted by Fantasia Investment (Singapore) and Singhome at $442 million.

Hoi Hup’s bid price translates to a breakeven of approx $1650 psf to $1750 psf. Selling price for Sophia Hills is estimated to start from $1901 psf. Another project , Liv On Wilkie, is in the neighbourhood and has thus far received very good response with its units selling at $2464 psf for a 560 sqft apartment.
